Building a villa in Thailand from abroad is, for most buyers, the biggest source of hesitation — not the price, the process. Who's actually pouring the foundation? What happens if a payment is made and the build stalls? Here's exactly how a Hush Villa gets built, stage by stage, and what you pay for at each one.
Payments are staged and tied to physical progress on site — not collected upfront. Each stage is paid only as the corresponding work is completed and verifiable.
The entry price is not a bare shell. It includes the first 3 years of land lease, full construction to completion, a private pool, full furnishing, and all documentation — nothing held back as a later "optional extra." Market value on completion is estimated at approximately $190,000.
The project is led personally, not outsourced to an anonymous developer brand. Architecture is by Yura Lauri, architect of Alexander Usyk's Siam complex. On the construction side: I built my own home in Kyiv in 2016 together with my father, a civil engineer with extensive experience — we selected the plot, developed the design concept, brought in a specialist architect, and oversaw the entire process ourselves from foundation to turnkey handover, including much of the interior finishing work personally. That same hands-on approach carries directly into how these 4 villas are being built.
