Buying a villa on Koh Phangan: common questions.

The entry price is $135,000 at foundation stage. Includes 3 years land lease, full construction, private pool, and all documentation. Market value on completion ~$190,000 — profit ~$55,000.
Yes. The legal structure is a 30-year leasehold (chanote) registered at the Land Office — the standard method for foreign buyers in Thailand. The lease is fully transferable and can be renewed.
$2,000–$5,000 per month depending on season. Low season (May–Oct): ~$2,000/mo. High season (Nov–Apr): ~$5,000/mo. Full payback in 5–6 years, then pure passive income.

Yes. Payment is structured in instalments linked to construction milestones. Contact us to discuss a schedule that works for you. The schedule is: 30% on contract signing, 30% at structural completion, 30% at finishing works, and 10% on construction completion.

Yes. Koh Phangan is one of Southeast Asia's fastest-growing destinations, with year-round demand and a shortage of quality villas. Entry from $135,000, or $2,000–$5,000/month rental income. Compared to Phuket or Koh Samui, prices are still low — making 2026 the right time to buy.
Foreigners cannot own land in Thailand outright, but can legally buy a villa through a 30-year leasehold (chanote) registered at the Land Office — the standard and most legally secure structure. The lease is fully transferable and renewable. At Hush Villas all documentation is handled for you.
A professional property management company handles everything — guest communication, check-in/out, cleaning, and maintenance. The management fee is 20% of rental income. You receive passive income without any day-to-day involvement.
No. Unlike Portugal or Greece, buying property in Thailand does not grant a visa or residency status. You'll still need a separate visa (tourist, retirement, or long-term) to stay in the country — property ownership and immigration status are handled independently under Thai law.
The initial 30-year lease is the only term legally registrable at Thailand's Land Department — that part is guaranteed. Renewal for further 30-year terms is common in practice, and we build a renewal commitment into the contract upfront, but it isn't an automatic right registered against the land forever — it depends on agreement with whoever owns the land at renewal time. We're upfront about this distinction rather than marketing "90 years" as a single guaranteed term.
A nominee structure uses a Thai national as a stand-in owner to let a foreigner effectively control land — it's illegal under Thai law and has led to high-profile crackdowns and forced sales. Hush Villas uses the standard, legal 30-year registered leasehold instead. It's slower to explain than "you own the land," but it's the structure that actually holds up.
Yes — we'd rather you see the site, meet the team, and check progress in person than take our word for it. We also post regular construction updates so you can track the build even before you visit.
Standard bank transfer in USD or THB is the default method. If you have a different structure in mind, get in touch — we're open to discussing what works for you.
Hush Villas is a boutique, four-villa development founded by Dmitrii Gapii, a developer with hands-on construction experience — he built his own home in Kyiv in 2016, overseeing everything from foundation to turnkey handover. The villas are designed by architect Yura Lauri, who also designed the Siam complex for world champion Oleksandr Usyk on Koh Phangan. Because we're early-stage, we build openly: real construction updates, not renders, so you can judge progress for yourself.
You can sell your contract position to another buyer before handover. Contact us and we'll walk you through the process — it's not automatic, but it's a normal part of how off-plan purchases work.
Yes — the $135,000 entry price is fully turnkey: complete furnishing and appliances are included, along with full construction, private pool, and all documentation.
Phuket is heavily overheated at this point — a saturated market with intense competition and a much higher entry price work against a buyer rather than for one. Bali is currently going through an investment slump, with weaker real returns than its marketing suggests. Koh Phangan is still at an earlier, more promising stage of its growth curve — lower entry price, less competition, and real upside still ahead.
Payments are released in stages tied to verified construction milestones, not paid upfront in full — so your exposure at any point matches the work actually completed. We also document construction progress publicly, so you can track it yourself rather than relying only on our word.
