Which Visa Can a Villa Owner Use to Stay in Thailand Long Term?

Which long-stay visa fits a foreign villa owner depends on age, income and whether you work. This article compares four routes by requirements and duration.

terms.law's 2026 comparison lists the DTV at 10,000 THB for 5 years of validity, and the Thailand Elite Easy Access plan at 600,000 THB for the same 5 years.

How do the four visa routes compare?

They differ most in who they are built for. terms.law describes the DTV for digital nomads, the retirement visa for those 50 and older, the LTR for high-net-worth individuals and skilled professionals, and Elite as a paid membership.

RouteDurationEntry test
DTV5 years from issue$16,500/year income or $13,000 in savings
Retirement (O-A / O-X)O-A 1 year; O-X 5 years800,000 THB in Thai bank or 65,000 THB/month
LTR10 yearsCategory-based, e.g. $80,000/year income
Elite5 years or 20 yearsMembership fee only; no income proof

When does the DTV make sense for a villa owner?

The DTV fits owners who work remotely for clients or employers outside Thailand. terms.law says it offers 5 years of legal stay for 10,000 THB, with no age restriction and dependents allowed.

Each entry allows 180 days, extendable by another 180 days in-country, according to the same source. terms.law adds that the DTV explicitly permits remote work for foreign companies, resolving the gray area that affected digital nomads on tourist visas. Spouse, children and parents can apply together.

When do the retirement visa and the LTR make sense?

The retirement visa is the route for owners aged 50 or older who do not need to work, per terms.law. It requires 800,000 THB in a Thai bank or proof of 65,000 THB monthly income, plus mandatory health insurance from approved Thai insurers.

terms.law says the 800,000 THB must sit in a Thai bank for at least 2 months before applying and stay for 3 months after the extension; some offices want it above 400,000 THB year-round. The LTR is the other end: 10-year validity, work rights and a 17% flat tax on Thai income in certain categories. Mondaq says property is one of three eligible investment types for wealthy global citizens and wealthy pensioners: USD 500,000 for wealthy global citizens, USD 250,000 for wealthy pensioners, and villas qualify.

What are the limits of this comparison?

The sources do not settle every case, and Elite shows it best. terms.law says Thailand Elite requires no income proof but includes no work rights; even remote work needs a separate work permit.

The LTR thresholds differ by category. terms.law lists $80,000 a year for several, including wealthy global citizens, while Mondaq gives USD 40,000 as the pension or fixed income for wealthy pensioners. Tax is a separate question: terms.law says you become a Thai tax resident after 180 or more days in a calendar year, and foreign income remitted to Thailand is taxable under the 2024 rule change. Check current rules with a qualified adviser before relying on either source.

What should you check before choosing a route?

Start with age, income and whether you will work, because these three answers narrow the options. terms.law's own decision path asks if you are 50 or older, whether you have 800,000 THB or 65,000 THB monthly income, and whether you earn $80,000 or more (or $40,000 as a remote worker).
