Which Hua Hin villa price bands are selling, and what does it mean for a foreign buyer?

A new report says villa sales around Hua Hin are rising fast, but unevenly. This article shows where the data points to slow resale, and how that affects a foreign buyer's contract and exit.

Hua Hin Today reports that, according to the Real Estate Information Center (REIC), villa sales in Prachuap Khiri Khan rose 175% in the first half of 2026. The same report puts the remaining stock at 615 villas, with an estimated 30 months to sell.

What does the REIC report actually say about villa sales?

The report counts 121 villas sold between January and June 2026, worth 1.572 billion baht, up 123% on the same period a year earlier. Supply reached 736 units. At the end of the period, 615 villas were unsold, at an average price of approximately 16 million baht, and the absorption rate rose from 1.9% to 2.7%. Hua Hin Today notes that the figures varied widely by location and price bracket.

AreaAbsorption rateEstimated clearance
Pranburi5.7%12 months
Hua Hin (as classified)3.9%20 months
Thap Tai3.3%24 months
Hin Lek Fai1.5%63 months
Khao Takiab0.7%131 months

Where is demand strongest, and what does that mean for a buyer?

Thap Tai recorded the most sales, 82, up 242.7% year on year, according to the report. It also had the most unsold units, 327. The report's best-performing bracket was villas priced from 5.01 million to 7.5 million baht, with a 6% absorption rate and an 11-month clearance estimate. Villas at 7.51 to 10 million baht followed, at 4.5% and 16 months. Those figures suggest this band is moving at a quicker pace than most, which is a reason to compare terms promptly.

Where do the slow segments leave a buyer or seller?

Sales were slower in the 10.01 to 40 million baht brackets, where absorption rates ranged from 1.7% to 1.8% and remaining stock was estimated to take 48 to 54 months to sell. Khao Takiab's 10 to 20 million baht category sat at 0.3%, an estimated 342 months, or more than 28 years. Hin Lek Fai's 7.51 to 40 million baht villas were selling more slowly relative to available supply, with estimated clearance periods of 64 to 78 months. In these segments, a buyer should expect that a later resale could take a long time, and it is sensible to ask about price and terms.

What does the report not tell a foreign buyer?

The passages do not say who bought these villas, whether buyers were foreign or Thai, or how land rights were structured. The clearance periods are estimates based on the sales pace recorded in the report, not forecasts of what will happen. The report also covers one half-year. Thaiger Legal's 2026 guide adds that foreigners cannot own land, so a house purchase means securing rights over someone else's land, such as a lease or another registered right over the plot. A registered lease runs 30 years maximum, and Thaiger Legal reports that a March 2025 Supreme Court ruling held pre-agreed automatic renewal clauses void, which undercuts the old "30+30+30 equals 90 years" pitch.

What should a foreign buyer check before choosing a villa?

Match the price band and area to the report, then check the land right and the money route. Thaiger Legal says renewal of a lease takes a fresh registration, if the landowner still agrees. It also lists a usufruct and a superficies as alternatives to a lease. A condo is different: foreigners can own one freehold within the 49% foreign quota per building.

CheckWhat to ask for
Land rightRegistered lease, usufruct or superficies, with the term in writing
Condo quotaWritten confirmation from the juristic person office before any deposit

Hush Villas offers four turnkey private-pool villas on Koh Phangan, from $135,000, with handover in Q1 2027. What is registered and guaranteed at signing is the 30-year lease, and under the lease agreement it passes to the buyer's heirs on its existing terms.
